Laird of Blackwood was originally an ancient Scottish feudal title, and you can find traces of this title back to the medieval ages.

1. Is this title genuine and legal?
Yes, the title is perfectly legal and genuine. As a Scottish estate owner you are entitled to style yourself as Laird (Lord) and Lady. The legal documents have been drawn up by solicitors to ensure that the property is legally conveyed to you so you can start enjoying you new title right away.
2. Am I really purchasing Scottish real estate?
Yes, you are really buying property in Scotland, more specifically a souvenir plot measuring one square foot. You will receive a Property Title Deed drawn up by a Scottish real estate solicitor, rendering you the rightful proprietor of your very own plot of land on the Blackwood Estate in Lanarkshire.
3. Can this land be considered an estate?
Yes, Loch Wood is part of the original Blackwood Estate, a historically famous large estate in Scotland.
4. Will there be any taxes or other responsibilities associated with this purchase?
No. The Land Registration (Scotland) Act 1979 Section 4 (1)(b) has specifically removed the requirement to register this land because the property is defined as a souvenir plot. Since Scotland has removed the need to register the property, there will be no property tax or other registration expenses. There are not any hidden costs or other obligations associated with this purchase – the estate and title are there for your pure enjoyment!
5. Can I change the title on my credit cards, driver’s licence and other ID?
Yes, we include in each Lairdship Portfolio a Master Title Deed to change the title on your bank statements, utility bills and similar. The Master Title Deed is a well recognised means of changing your name and title in common law countries. In civil law countries additional requirements may apply.
6. Is the title hereditary?
Yes, it will pass to your oldest child as an inheritance together with the land. If you should decide to sell the property, Native Woods Preservation Ltd has notification rights of purchase, after which you can sell on the open market.
7. Am I really making a difference to Scottish woodland preservation?
Yes, you are. The Scottish native woodlands are under serious threat and at the time of purchase by Native Woods Preservation this land was advertised as prime property for housing development. However, with your contribution as well as that of your fellow aristocrats this woodland can now be maintained and protected for all eternity.

9. Can I buy the Lairdship Portfolio as a gift for someone else?

10. Can a minor own land in Loch Wood?
Yes. Under Scots law a minor can acquire land as inheritance or gift with no restrictions. He or she can even purchase land with parental consent.

The title Laird is a feudal title and in order to be genuine it must be linked to the ownership of land. On eBay you may come across sellers who claim to sell Laird titles without proof of ownership of the land. The conveyance of titles varies from country to country and must adhere to the rules in the land in which they are conveyed. In Scotland this is linked to landownership, in Germany you can only acquire a title by adoption or marriage and in England you can only buy lord-of-the-manor titles on auction (not on eBay auction, mind youJ). We have had your land measured up and properly identified by official, chartered surveyors in Scotland to ensure compliance with Scots property law and you will be given easily identifiable coordinates to your land. In a matter of minutes you will be able to look it up on Google Earth!
3. When you purchase land from us you can rest assured that the legal transfer of the property is reliable and secure. The solicitor who drew up the title was given the task of drawing up a property transfer document which complies strictly with conveyance of such land under Scottish law to ensure maximum legal protection for the plot owners. You may come across sellers who write in small print that ‘this isn’t a real a property sale’ or present you with a lease instead of a sale. However, it defeats the principle of landownership (the very basis of the feudal title of Laird) if you are in fact a tenant (!) - or a crofter as we would say in Scotland.
4. A Laird is traditionally the owner of a landed estate. By buying land in Loch Wood you are purchasing land on the original Blackwood Estate in Lanarkshire, thereby becoming the true owner of a land on an estate and not just any random piece of property.
5. ‘Laird of Blackwood’ is neither a modern promotional innovation nor a simple generic reference to an area. It is a real Laird's seat. The Lairdship of Blackwood has existed since the 1100s and was held by the noble Weir/Vere family until the 1930s. The Lairds of Blackwood have made their mark on Scottish history and feature in Scottish lore, history and poetry. At one stage the House of Blackwood was even a Barony.
6. Although we hold the right to the title 'Laird of Blackwood', we will convey to you a Certificate of Entitlement whereby we grant you personally the right to use this title, so you need never worry about infringement claims. (And, of course, the Certificate of Entitlement looks very impressive on the wall, as it is printed on vellum parchment.) If a seller who holds such a right to a title does not offer you a document whereby you are granted the right to use it, this seller can actually sue you for unlawful use at a later stage.
